We offer secure housing contracts, along with administrative tools for efficient property management. Our mission is to empower students to forge valuable connections for their future endeavors, projects, and research. We achieve this by providing housing solutions during their university exchange period.

By accessing and using the services offered by Wazpi, you expressly agree to the terms and conditions set forth in this document. It is crucial that you read these terms and conditions carefully before using our service, as they govern your relationship with Wazpi and establish your rights and responsibilities as a user. By accepting these terms and conditions, you acknowledge being informed about the importance of understanding and complying with our policies and rules. Scope of the Agreement

These terms and conditions apply to all users who access and use the services provided by Wazpi, including, but not limited to, property owners, student tenants, and any other person who accesses our platform or uses our services. By accessing and using Wazpi, you agree to comply with these terms and conditions, regardless of whether you are using the platform as a property owner or student tenant. Furthermore, any use of our platform implies your acceptance of our additional policies and rules. It is important that all users review and fully understand these terms and conditions before using Wazpi.

Service Use

Rights and Responsibilities of the students:

Rights of Students:

  • Access a secure and reliable platform to find student accommodation.
  • Use the tools provided by Wazpi.com to search for and lease a property.
  • Access a housing contract in the requested languages.
  • Expect that the accommodations offered meet the safety and quality standards established by Wazpi.com.
  • Enjoy a global community environment, facilitating connection and collaboration with other students.

Responsibilities of Students:

  • Provide accurate and truthful information when registering on the platform.
  • Comply with the terms and conditions established by Wazpi.com when using the service.
  • Adhere to the terms of the rental contract when staying in a property offered through Wazpi.com.
  • Treat property owners, fellow student tenants, and other users with respect and courtesy in all interactions.
  • Leave the property in the same condition as it was at the time of entry upon contract termination.

Rights and Responsibilities of Property Owners:

Rights of Property Owners:

  • Post accommodation listings on the Wazpi.com platform to reach a global audience of students.
  • Manage their properties efficiently using the administrative tools provided by Wazpi.com.
  • Access a secure housing contract and management tools.

Responsibilities of Property Owners:

  • Provide accurate descriptions and updated photos of the properties listed on Wazpi.com.
  • Maintain a high level of safety and cleanliness in the properties offered through the platform upon the student’s arrival.
  • Comply with the terms of the rental contract and respect the rights of students staying in their properties.
  • Respond promptly and professionally to inquiries and requests from students interested in their properties.

Policies on Acceptable Use and Prohibition of Illegal or Inappropriate Activities

Wazpi has strict policies on the acceptable use of its platform and prohibits any illegal or inappropriate activity. By using Wazpi, users must commit to:

Comply with local laws and regulations: Users must comply with all local laws and regulations, including those related to accommodation, safety, and taxes.

Respect community policies: Users must respect Wazpi’s community policies, which prohibit behaviors such as harassment, discrimination, and vandalism.

Use the platform ethically: Users must use Wazpi’s platform ethically and honestly, without attempting to deceive, defraud, or harm other users.

Refrain from illegal or harmful activities: Any illegal, fraudulent, dangerous, or harmful activity on the Wazpi platform is prohibited, including property misuse, drug trafficking, prostitution, and violence.

Wazpi reserves the right to take action, including account suspension or cancellation, against users who violate these policies. Additionally, Wazpi cooperates with legal authorities in investigating and prosecuting illegal activities related to its platform.

User Accounts

Requirements for Creating a Student Account:

To seek accommodation, only an email address is required. To lease a property, a letter of acceptance from the University of Jaén and an identity document (DNI, Passport) will be required.

Requirements for Creating a Property Owner Account:

Contact information (email, phone number), an identity document (DNI or Passport) linked to the property, a property ownership document (simple note, deed) and a bank account. All three with same ID and name are requierd. 

Properties on Wazpi 

For a property to be listed on Wazpi, it must meet a series of basic requirements to ensure minimum conditions of safety, hygiene, and comfort. The conditions are as follows:

Safety and Structural Integrity:
  • The property must be in good condition and well-maintained.
  • There should be no risk of collapse or structural issues.
Hygiene and Sanitation:
  • The property must be clean and free of pests.
  • It must have adequate ventilation and natural lighting systems.
Water Supply:
  • The property must have a potable water supply.
  • It must have a sanitary hot water system.
Electric Supply:
  • It must have an adequate and functioning electrical installation.
  • The rooms must have sufficient light points and sockets.
Kitchen:
  • The property must have a kitchen equipped with at least a cooking hob and a sink with potable water supply.
  • It should have space for basic appliances like a refrigerator and oven/microwave.
Bathroom:
  • It must have a complete bathroom with a toilet, sink, and bathtub or shower.
  • It must have both cold and hot water.
Bedrooms:
  • The bedrooms must have enough space for a bed and a wardrobe.
  • They should have windows that allow natural light and ventilation.
Thermal Conditions:
  • The property must have a heating system to ensure adequate temperature during winter.
Accessibility:
  • If the property is in a multi-story building, it must comply with accessibility regulations, including having an elevator if necessary.
Energy Efficiency Certificate:
  • The property must have an energy efficiency certificate informing about its energy consumption and CO2 emissions.

Meeting these requirements ensures that the property is suitable for rental and offers guarantees to both the property owner and the student tenant. Property owners are advised to inform themselves about the specific legislation of their autonomous community and make the necessary adjustments before listing their property on Wazpi.

Privacy

  • Statement on how user information is collected, used, and protected: Wazpi collects personal information from users, such as names, email addresses, and payment data, to facilitate bookings and provide related accommodation services. This information is used to verify users’ identities, process payments, and communicate with them about reservations and services. Wazpi is committed to protecting users’ privacy and employs security measures to safeguard personal information.
  • Cookie Policy, if applicable: Wazpi uses cookies and similar technologies to enhance the user experience, provide site functionalities, and conduct usage analytics. Users can manage their cookie preferences through their browser settings.

Intellectual Property

  • Statement of intellectual property rights over the platform content and user rights over their own content: Wazpi retains intellectual property rights over the content generated by the platform, including texts, images, and logos. Users retain rights over the content they generate, such as reviews and comments, but grant Wazpi a non-exclusive license to use that content in connection with the platform’s services.

Payments and Billing

  • Details on service prices, accepted payment methods, and billing policies: Wazpi displays rental prices, which do not refer to total housing costs (water, electricity, wifi, etc.) unless otherwise stated, on property listing pages. Users can pay through various methods, such as credit or debit cards. Wazpi facilitates the payment process and charges a service fee that is added to the total reservation cost.
  • Procedures for cancellations or refund requests, if applicable: Wazpi provides a housing leasing service, ensuring that the property meets Wazpi standards. The property shown on the platform will comply with these standards, as it goes through an approval phase before being listed. Therefore, once the property is leased, unless standards are violated, Wazpi is not responsible for the contract amount.

Liability Limitations

  • Disclaimer for possible service interruptions, errors, or data loss: Wazpi strives to ensure the availability and reliability of its services but is not responsible for service interruptions caused by events beyond its control, such as technical issues or natural disasters.
  • Limitations of liability for damages and losses: Wazpi limits its liability for damages and losses to the extent permitted by law, excluding indirect, incidental, or consequential damages.

Dispute Resolution

  • Procedures for resolving disputes between your company and users, such as mediation or arbitration: Wazpi provides options for dispute resolution, such as mediation through its Resolution Center and arbitration as set forth in its terms of service.

Modifications to Terms and Conditions

  • Statement on your company’s right to modify terms and conditions at any time, and how users will be notified of such changes: Wazpi reserves the right to modify its terms and conditions at any time and will notify users of these changes through its platform or via email.

General Provisions

  • Clauses on applicable law, agreement language, severability, and other general provisions: The terms and conditions of Wazpi are subject to the law of the country where the service is offered, and any dispute will be resolved in accordance with that law. The agreement is drafted in the primary language of Wazpi’s website and is binding on all users, with provisions for severability and other general clauses.

Charges and Commissions

Rental Contract Commission: Wazpi will charge a commission of 45€ to both the student and the property owner upon formalizing a rental contract.

The student will be charged a commission of 45€ when paying the deposit and the first month’s rent. This amount will be collected along with these initial payments. The property owner will receive the first month’s rent and deposit less the 45€ commission charged by Wazpi.

Invoice Management Commission: Wazpi will charge a monthly fee of 15€ per tenant, for the management of each property’s invoices and services. This fee will be deducted directly from the rents collected from the student tenants.

Payment Method: Student tenants will make rent payments through the Wazpi platform using a credit/debit card or bank transfer. Wazpi will collect these payments and transfer the corresponding amount to the property owner, deducting the monthly invoice management fee of 15€ per tenant and the initial commission of 45€.

For example, when a student rents a room for 200€ per month through Wazpi, the following steps occur:

  1. At the time of contract:

    • Wazpi collects 200€ for the security deposit (fianza) and an additional 45€ fee to de student (contract fee).
    • Wazpi then sends the owner 175€, deducting the 45€ fee, to the owner, for the contract from the initial deposit.
  2. For the first month’s rent:

    • The full 200€ rent is collected and sent to the owner with no deductions.
  3. For the remaining months:

    • Wazpi deducts 15€ from the total rent each month for management fees and services, plus any additional amount for bills (utilities). The remaining balance is sent to the owner.

This system simplifies payments for both the student and the owner, ensuring transparency and efficiency.

Non-payment: Wazpi is not responsible for the non-payment of rent by the students. It is the property owner’s responsibility to take the necessary measures to recover any owed amounts. However, in case of non-payment, Wazpi will provide the property owner with all available information to assist in resolving the issue but will not intervene directly in the process of recovering funds.

Property owners are advised to consider rental insurance or additional guarantees to protect against possible non-payments.

Fee Updates: Wazpi reserves the right to update fees and commissions upon prior notice to users. Changes will take effect upon notification and will apply to future contracts and services.
